PC Urban Wins Developer of The Year Award & Best Industrial Project

PC Urban won Developer of the Year, as well as the Industrial Project of the year for our industrial strata project in Langford, IntraUrban Cornerstone. The company was the only developer with several nominations in different categories. Completed in June 2024, Cornerstone is one of the Capital Region’s largest industrial strata developments, and Langford’s largest. It is PC Urban’s 15th industrial strata development across the province.

The Capital Region Commercial Building Awards were held November 28, 2024 in Victoria, the city’s premier building awards celebrating leaders in construction, development and commercial real estate across South Vancouver Island. PC Urban was up against many of the city’s leading multi-family developments.

These awards are a reflection of the dedication, collaboration and hard work of our team and partners, including IWCD Ltd., Christopher Bozyk Architects and Nicola Wealth Real Estate, Fiera Real Estate, WA Architects and Knappett Construction.

“IntraUrban Cornerstone represents a major milestone for us, offering over 160,000 square feet of high-quality industrial strata space to support small- and medium-sized businesses in the Capital Region. This project was a true team effort and we are proud to have created a space that not only meets the needs of local businesses but also sets a new standard for industrial development,” said Steve Forrest, COO of PC Urban. “We are incredibly thankful for this recognition and look forward to continuing to work alongside our talented team and partners to deliver exceptional spaces that make a lasting impact on the businesses we serve.”

PC Urban’s newly completed, purpose built rental, The Gorge Victoria, in the Burnside Gorge neighbourhood in Victoria was also nominated for best Mixed-Use Award of Excellence. The 4- and 5-storey wood frame buildings include 152 condo-quality rental homes with amenities including a rooftop patio, children’s play area and 3,200 square feet of ground floor retail.

“We are honoured to have our work recognized in providing high-quality places to live and work,” said PC Urban CEO, Brent Sawchyn. “That has been our mission here for many years, and we are proud of both projects. For Cornerstone, providing small and medium sized businesses with a rare opportunity to own their own workspace. And for the Gorge, building high-quality, purpose-built rental homes at a time when rental housing supply is greatly needed.”

PC Urban has been committed to building light and traditional industrial workspace for local businesses across the province for more than a decade. Driven by the passion and vision to offer these businesses a chance to own their own space and build equity in their future, PC Urban saw the limited new ownership opportunities in the Greater Victoria market as one of a few reasons to move forward with this development. The project responds to the growing demand from many local businesses looking to purchase their own office and warehouse space to avoid increasing lease rates and to build equity in their own companies.

The three buildings provide space for businesses in e-commerce, industrial services, home improvement, high performance fitness and marine services, among others, in spaces ranging from 3,700 to 5,900 square feet. The new development is located adjacent to the Island’s busiest Costco, in an area with a fast-growing residential population.

“Strata ownership opportunities for small- and medium-sized businesses in a land-constrained community like Victoria continues to be in high demand, and our IntraUrban industrial projects have been recognized as providing high-quality industrial strata industrial developments across B.C.,” says PC Urban CEO, Brent Sawchyn. “This site is in the heart of the Langford and offers long-term security and growth for companies wanting to control their own destiny.”
